TR19® Air is BESA's UK standard for ventilation cleanliness, updated March 2026 with mandatory post-clean reporting.

The TR19® Air specification is the UK standard for ventilation cleanliness in commercial buildings, published by BESA. In March 2026, BESA released an updated version introducing mandatory post-clean reporting, revised alignment with BS EN 15780, and formal recognition of the Ventilation Hygiene Register. Building managers are legally required under the Workplace (Health, Safety and Welfare) Regulations to ensure ventilation systems are clean and maintained to this standard. System Hygienics, BESA members with over 30 years of experience, provide ventilation cleaning, fire damper testing, and full compliance support for commercial buildings across the UK.
If you manage a commercial building, you already have a lot on your plate. From energy costs to occupant wellbeing, the demands on building managers are constantly growing. One area that can sometimes fall under the radar until something goes wrong is ventilation.
The air circulating through your building travels through a network of ducts, dampers, and extract systems. Over time, those systems accumulate dust, grease, and other contaminants. Left unchecked, this can affect the health of everyone inside your building, reduce the efficiency of your systems, and in the worst cases, create a serious fire risk.
That's why BESA (the Building Engineering Services Association) publishes TR19® Air: a specification that sets out exactly how ventilation systems should be cleaned, maintained, and verified. And in March 2026, that specification received a significant update.
The updated TR19® Air specification, published on 3 March 2026, raises the bar for ventilation hygiene standards across UK commercial buildings. Here's what's new, in plain terms:
Post-clean reporting is now required. A brand-new section (Section 9) sets out clear requirements for documentation following a ventilation clean. This means you'll need proper evidence that the work was done and done to standard. This is important for your compliance records and any future audits.
The Ventilation Hygiene Register (VHR) is now referenced. The VHR is an industry-recognised scheme that allows building managers to verify that their ventilation contractor meets technical standards. The updated TR19® Air now requires contractors to be referenced against this register, making it more important than ever to choose a provider that is properly accredited.
Updated alignment with BS EN 15780. The specification has been revised to reflect changes to BS EN 15780, the European standard for ventilation system cleanliness. For building managers, this means the goalposts have moved slightly, and your existing service contracts may need to be reviewed.
Guidance on ductwork sensors. The update includes new information on sensors that can be installed inside ductwork to monitor cleanliness levels over time. While this technology is still relatively new, its adoption is expected to grow, and the updated TR19® Air positions it as part of the future of ventilation hygiene.
In short, if you're responsible for a commercial building, you have a legal duty to ensure your ventilation systems are clean and safe. This obligation sits under the Workplace (Health, Safety and Welfare) Regulations, and the updated TR19® Air is the benchmark your contractors should be working to.
Failing to meet these standards doesn't just put your occupants at risk; it also endangers the public. It puts you at risk, too. Poor indoor air quality can lead to increased sick days, reduced productivity, and tenant or staff complaints. And in the event of a fire, an unclean ventilation system can make a dangerous situation significantly worse.
The good news is that staying compliant doesn't have to be complicated, as long as you're working with the right partner.
At System Hygienics, compliance is at the heart of everything we do. As proud BESA members with over 30 years of experience, we work to the very standards described in TR19® Air, and the March 2026 update changes nothing about our commitment to delivering thorough, documented, and fully compliant ventilation cleaning.
Our team of over 100 qualified engineers operates nationwide, covering commercial buildings of all sizes and sectors. Whether you need a one-off clean, an ongoing maintenance programme, or a complete compliance audit, we tailor our services to your building's specific needs.
When we complete a ventilation clean, you receive comprehensive documentation, including before-and-after reporting, so you have the evidence you need to demonstrate compliance. With the new post-clean reporting requirements now written into TR19® Air, that documentation is more important than ever.
We also carry out fire damper testing, one of the most critical and most commonly overlooked elements of building safety compliance. Fire dampers are devices fitted inside ventilation systems that automatically close in the event of a fire, preventing flames and smoke from spreading through a building's ductwork. Under BS9999, the British Standard for fire safety in buildings, fire dampers must be tested regularly by a competent engineer. Our team does exactly that, providing full certification and asset registers so you always have a clear record of compliance. Neglecting fire damper testing isn't just a regulatory risk. It is a life safety risk.
Clean air is our business. And we're here to make compliance straightforward for you.
Beyond ventilation cleaning and fire damper testing, System Hygienics offers a comprehensive suite of services to keep your building safe, clean, and compliant year-round.
Fire Damper Testing: Fire dampers are a legal requirement in most commercial buildings and must be tested regularly under BS9999. Our qualified engineers conduct thorough inspections and provide full certification, ensuring your building meets fire safety standards and that your records are audit-ready.
Ventilation Cleaning: Keeping your ductwork clean is a legal obligation under health and safety regulations. Our BESA-accredited ventilation cleaning service follows TR19® Air standards, with detailed post-clean reporting included as standard.
Kitchen Extract Cleaning: Kitchen extract systems are a major fire risk if not maintained. We clean commercial kitchen extract systems in line with TR19® Grease guidance, reducing fire risk and keeping your kitchen operating safely.
Air Quality Assessments: Poor indoor air quality affects the health and productivity of everyone in your building. Our air quality assessments identify problem areas and give you a clear action plan to improve your environment.
LEV Cleaning: Local Exhaust Ventilation (LEV) systems are used to remove harmful substances from the workplace. We clean and maintain LEV systems in line with HSG258 guidance, keeping your team protected.
Remedial Works: When inspections reveal issues, we don't just flag them. We fix them. Our remedial works service addresses any deficiencies found during cleaning or testing, bringing your systems back up to standard.
Riser Cleaning: Extract risers can be difficult to access and easy to overlook. Our specialist team has the equipment and expertise to thoroughly clean riser systems, regardless of their location or configuration.
Complete Ventilation Compliance (CVC) Package: Not sure where to start? Our CVC Package brings together everything a building owner or facilities manager needs to achieve and maintain full ventilation compliance, from initial assessment through to ongoing maintenance and reporting.
